At North 38, we want to help support their productivity by giving them a fully equipped computer lab and individual study rooms at their fingertips. We want to keep them healthy with an on-site state-of-the-art fitness center. North 38 meets every need that your student will have while in college so they can achieve what they came here for in an enjoyable atmosphere.

Individual Leases

Individual leasing allows you peace of mind as opposed to joint leasing which could lead to severe financial stress. Many complexes require residents to sign a single lease which binds all roommates to the total amount of rent. If one of your roommates struggles to pay or moves out early, the remaining residents would be responsible for making up the difference to avoid being penalized. With individual leasing, however, each roommate has their own lease and are only responsible for their own portion of the rent. You have enough worries; we won’t let financial uncertainties be one of them.

On-site Professional Staff

North 38 offers 24-hour emergency maintenance to ensure that your student’s needs are met day or night. Our maintenance staff handles each issue quickly and with the professionalism your student deserves.

Affordable Floor Plans

We offer individually leased three and four bedroom floor plans. Our competitive rates include water, sewer, and trash pickup as well as high speed internet and a $60 Utility Fee.

Roommate Matching

All new residents are asked to fill out a detailed roommate preference form which will then be used to match individuals based on compatibility. Although we encourage new residents to select their own roommates, we understand that this isn’t always possible. With our roommate matching system, we aim to make every resident’s living experience one they won’t regret.

Fully Furnished

North 38 is a fully-furnished community, saving you money! Each student will have a full-sized bed, dresser, desk, and desk chair. The living area comes with a comfortable couch, chair, coffee table, end table, TV stand. The kitchen comes fully equipped with energy efficient appliances, a refrigerator with icemaker, dishwasher, and washer & dryer.

Resident Events to Keep Students Involved

While the main focus of your student’s college career will be about graduating and getting a fulfilling job, they also need to have fun along the way. At North 38, your student will create life-long relationships and connections that will make them even more successful. Our great staff plans monthly resident events to get them involved. These events range from foodie Fridays to trivia nights, from canvas painting to gaming tournaments. We will also keep our residents connected to events going on at James Madison University, as well as events happening around town so they don’t miss anything! We want your student to succeed, and that’s why we thought of them while designing North 38 as a Living-Learning environment!

FAQ Frequently Asked Questions

What does it mean to have an individual lease?

Individual leasing means that each roommate signs an agreement to pay separate rents for their own individual bedroom and bathroom and a share of the common areas. This means that your rent will not increase if your roommate moves out and you are not responsible for any damages in caused in bedrooms occupied by the other tenants.

What is included in your monthly installment

Your monthly installment consists of base rent, utilities and mitigated risk

Do you have a roommate matching system?

Yes, we offer a roommate matching system. If you don’t have anyone in mind that you would like to live with, let us match you up with someone! There is a Roommate Matching Sheet that you will fill out to let us know more about what you’re looking for in a roommate. Then, we spend weeks in the summer figuring out the best match for you based on that information.

When is my rent due?

At North38 our leases are paid in twelve installments, with an annual community fee paid at the beginning of each lease term. The first installment is due on August 1 prior to move in and the remaining eleven installments are due on the 1st of the next eleven months.

How do I pay my rent?

We accept payment via check, money order, or through the online system.

Do you allow pets?

Yes! We are a pet-friendly community with fenced-in dog areas and clean-up stations. Each pet must be registered with the front office and includes a non-refundable pet deposit as well as a monthly fee thereafter.

Should I buy renter's insurance?

North 38’s insurance will not cover your personal belongings. We suggest getting renter’s insurance for this reason. It is generally inexpensive and will cover your personal belongings if something were to happen.

What would happen if I had to leave before finishing out my lease?

North 38’s lease is binding and cannot be broken; therefore, you would still be responsible for paying the remaining monthly installments even if you’re no longer living here. To avoid this, you would need to find someone to take over your lease, which we call “re-letting.” Please call the front office for more information.

What can I do if something breaks or stops working properly?

If something breaks or stops working properly, you can either call, stop by our front office, or submit a maintenance request through your online resident portal. If it is an emergency, please notify the front office immediately.

What furniture is provided?

How do I receive mail and packages?

Your mail will be delivered to your apartment’s mailbox located on North 38 property, and packages can be picked up in the front office during normal business hours.

What do I need to bring to my new apartment?

What kinds of events do you have at North 38 ?

What if I don't have a guarantor?

No Guarantor? No Problem, we offer Leap as an option! Leap is a quick and easy process that fills in for a guarantor or parent co-signer. Leap's application is free online and takes around 5 minutes to complete. You will get a conditional decision within 30 minutes during normal business hours.
